A landlord gas safety certificate, also known as a CP12, is a document that confirms that all gas appliances in a rental property have been checked and are safe to use. It is a legal requirement for landlords in England, Scotland and Wales to have a gas safety certificate for each gas appliance in their rental property.
The certificate must be issued by a Gas Safe registered engineer. The engineer will check the appliances for any leaks, damage, or other safety hazards.
The gas safety certificate is valid for one year. Landlords must have a new certificate issued every year, even if there are no changes to the appliances in the property.
The landlord is responsible for providing a copy of the gas safety certificate to the tenant within 28 days of the check being carried out. The certificate must be kept in a safe place in the property and be available for inspection by the tenant or a gas safety inspector.
If a landlord fails to have a gas safety certificate for their rental property, they could be fined up to £5,000.
